I have multiple applicants that have applied. 2 look promising but both want to wait a month to  move in.

Family immigrated to the US 1 month back. 3 children have found jobs at a nearly plant and the father will try to find a job.

It isn't easy to make things pencil, and I don't see it getting much better over the next 12 months. 

Real estate investing has been a passion of mine for time with my mother also having invested early on where I likely have gotten the love and desire to follow similar foot steps.I have taken last 6 months to educate myself and currently own a single family home as primary residence and would like to expand to multi family properties (2-4 units) for additional stream of income, not to mention potential tax benefits for long-term investing.Based on current living situation, I have a fair amount of equity established in my primary residency along with having enough cash to either pay off house completely or use towards investing in a multi family property.Given that I'm the sole source of income for our household with my wife being the home maker for our two kids under 2, trying to weigh out risks with getting started now or perhaps waiting. 

We finally close with title insurance.14. seller is holed up  its a massive hoarder situation as bad as I have ever seen.15. another 6 months to get eviction.so about 30 months later we finally take possession and bull doze house and built three new homes.  250k in out for 30 months  another 30k in legal fees..

Hi, any fix and flippers in here picking up at least 1 project a month?

It's a townhouse in Ohio, and as per the estimated financials, I could be looking at $400 per month in cashflow.Problem is...

Ended up putting $15k into the property plus an ADU and had it appraised in 8 months for $275K.

It also requires different reporting of that separate interest expense on the K-1 each year so the partners know they have the obligation of tracing that interest expense to however the partner used the distributed proceeds.I typed all this up and realized Mr Brooks has left the building and posted this 6 months ago, but hopefully someone else will find this useful!
