So he rents mainly to tenants with little or no traffic, just needing office space.You'll probably have trouble getting residential mortgages but check around. 

In the summertime on the weekend traffic would be really heavy to get gas (this was at the beach in S Jersey, you can't pump your own gas in NJ) because no one wants to get off and pay the tolls to get back on.

Running now, takes into account Nov/Dec/Jan/Feb/Mar/April as being empty or low traffic months anyways. 

OBX doesn't get as much vacation traffic and lacks many of the attractions you'll find here in Myrtle, not to mention our award-winning airport. 

There's a LOT of traffic goes through the Charleston area and most people would prefer an Air BnB type of rental over a hotel. 

Or is it too much commotion and traffic in the house? 

There's some insulation between the upper floors and basement, but it can noisy if there's a ton of foot traffic upstairs. 

Richmond is sooo much cheaper than northern VA with much less traffic as well. 

Belmont, Mt Holly, and Concord allow you to use 85 while Pineville & Matthews are going to be more contingent on 485 or 74(traffic traditionally much worse) to get Uptown or to Southend.
