Either way it looks like I will be doing month to month then and spending the extra money to give the resort atmosphere to include wifi, laundry facility, etc.I use my own lease that I drew up and fined tuned over several years after evaluating many other leases and through personal experiences.  

My focus is on existing assisted living homes (not facilities) in Southern Caliornia.  

Downstream from this  location (too far to tube, but a good kayaking day trip) is a huge new brewery that's a tourist destination in itself, and this brewery has plans to put river access and paddling facilities on their property at some point in the future.

It is not uncommon in some places for apartments to have no on-site laundry facilities; otherwise there would be no need for laundromats. 

Nobody knows, but I suspect this could be the perfect time to get in.I plan to do short term rental to the tourism market.

Some are more expensive than others (HOA) fees, some have central water and sewers while others have well and septic systems; most all have recreational facilities; you will find a wide range of prices, dues and taxes.  

Single-family homes are very competitive and generally over priced in my market due to the high amount of cash buyers, tourism, and foreign investors.

For some reason we cannot reach the manager on the premises and are now dealing with the facilities manager for the region.

My wife recently had to move her Mother to a nursing care facility and we now have the family property we are looking to rent (title already in my wife's name).
