My CPA instructed me to list my repairs as CAPEX or repair items , furnishings were supplies for the rental. 

That said, there's quite a few homes in that area that have that challenge (no driveway/street parking).

Only challenge (as you and others have touched on) is scalability.

The challenge is, I’m not familiar with the local market—or the Mississippi market in general.Does anyone have insight into the market in this area or know of investors interested in properties in western Mississippi?

@Charles GranjaWhile you certainly make valid points, I’ve come to realize that this unscrupulous company is quite devious, and getting things transferred from them could be a challenge.

Thank you very muchJaša This is how traditional banks, private credit funds and anyone in the lending space works.The challenge you will have is finding someone to give you money at X%. 

I see the price range for these types of properties is between $1 million and $1.6 million, but finding a good deal in this market can be challenging.

Unless you're up for another challenge holding and renting creates headaches and PM "fun" you don't have time for.
