Well, not everyone want's to buy, I have countless #'s of such tenant's, and yes some prefer to keep there cash in a safe vs a bank, different strokes for different folks.

Good points all of you, thanks for the clarification J Scott.I haven't used the same numbers for most of our purchases, but using that broad stroke it would help compare the true value of different purchases we have made and plan to make.That being said, CAP rates are typically not calculated using the 50% rule.

For Roxbury, maybe the closer you get to the South End border you may have some appreciation.But yes, 1% rule in MA is very hard to come by, I think you'd have to get a stroke of luck.

There will also always be consumers who see brokers and agents as a necessary evil and dirt under their shoe.Different strokes for different folks.My commercial business is incredible and the best it has ever been.It's more of a gimmick and teaser on residential to get calls as the article states a fee close to 10 grand on the list side when average houses there are 400k so a 2 grand difference.I think 20 years from now we will still have the same discussion.
