I have both experience & knowledge in management as well as micro-management & strive in a competitive environment.My plan is to start from either purchasing a Duplex or Triplex to live in it & rent out the rest of the spaces in order to get experience as not just an investor but as a landlord as well.

When our tenants approach us with a concern, we strive to first; listen to the individual, empathize with them, explore the reason why this is a concern for them and determine the direct cause of the issue.

I strive for a cash on cash return of at least 10%.

Goals are set out in front of us as something to strive for, but oftentimes we just end up chasing our ambition the whole year.

@Jeremy Morton yes, this is EXACTLY what most investors strive to do on a property. 

We strive to maintain a 70% LTV, but it is challenging (we currently are about 50% LTV).  15 year term reduces leverage.Scaenarios:0% LTV (own free and clear) property appreciates 20% over4 years (which is nothing compared to San Diego recent appreciation).
