Zillow says our duplex will appraise for $150,000 (that we think is a stretch)  BUT if that happens and we get 70% that will mean we get $105,000 and we are into it for only $7,000 or $12,000.

What someone can tolerate who has a job that has 6 figure income but not spare time won't be the same as a Starbuck barista working part time. 2) Unless the property is in a prime area and in very nice condition $1,200 for a one bed is stretching it quite a bit IMO.

Bremner,I do plenty of work out in the rural parts of town and sometimes have to stretch far and wide and make tons of adjustments (not saying that happened here).
