I am currently looking at purchasing my first rental property there a single family 3 bed 2 bath .

Purchase price: $280,000 Cash invested: $75,000 Multifamily building containing 4 separate units each with 2 beds and 2 baths.

Word on the street is that Split systems (common in . . . . a LOT of places other than the US) operate at a lower energy consumption rate per heating unit and cooling unit. 

Feel free to run the numbers but last I checked a 3 bed, 2 bath new build around $252,000 will cash flow right away once rented.

There's a property tax foreclosure auction coming up in my area soon (Ingham County, MI) and one of the properties being auctioned I found out is a 3 bed, 2 bath modular home.

One challenge was quickly adding a full bath to the upper level when a buyer suggested it would help.

I am looking at a place in the 3000 block of W 97th Street in Cleveland C-D area.

Who knows .. maybe they're all taking a bath and will give me the same "stay away" advice as you. 

I’m not aware of major plans for that specific neighborhood, but it does abut and is near very major planned and ongoing developments (Ybor Harbor, Gasworx, Ybor District, Channeside/Water Street).It will garner more interest as more progress is made on those developments.

one of the developers across the street from my project is selling 1k sq foot homes for 525k  I suspect he has sold a few but you get the point. when lot costs and building cost before you even go vertical are about 250k pretty tough to build anything new that is "affordable." its why condos and townhouses are generally starter or the cheaper housing..
