I feel like many will look at this as a headache but I do not want to lose such a stellar tenant especially while we are living on the other side for 12 months. 

Sometimes when a "fund" is using leverage, your returns are diluted to the point where UDFI diminishes the ROI to the point of making the opportunity less than stellar.  

Expect closer to 8%-10% for both in order to have a good margin.I personally wouldn't have any issues with the location of the property, but only if you are either personally going to visit or if you have a team on the ground.From a deal standpoint - this isn't a terrible deal, but it isn't a stellar deal either.

I also see value in investing in platforms like Ethereum, Stellar, OmiseGo and Storj.

All my rental agreements are month to month except for tenants with stellar credit. in ohio you can give a 30 day notice to month-to-month tenants with no reason at all.
