Off grid sounds cool to some, but it really limits your potential guest pool.

It may have looked good in photos, but something would have felt off! 

While I am always looking for off-market, as an agent with access to MLS, that's my primary source of looking for deals right now. 

In fact because an IRA kicks off UBIT on leveraged real estate many people opt for private lending until the account has enough to buy real estate in cash if that is their goal. 

I likely would take a safe approach in my underwriting and value it with the quads then subtract 15% off the total.

You may be better off refinancing the properties you do own to accomplish things.
