We sign a written agreement that spells it out clearly and can be understood by a simple person without the help of an attorney.

As a landlord your obligations are probably spelled out in the State, County, City laws and your lease.

Are there some general guidelines or maybe a simple agreement that is used to spell out who gets paid what for doing what in acquiring an selling the first property? 

If you were above board from the beginning (or at least not faking you had a client) teh best course is to come clean with the listing agent and get something on paper.Just my 2 centsIn the offer to purchase we have it spelled out that the buyers (my wife and I) are licensed Wisconsin real estate agents.

Also when you are concatinating you and are you spell it "you're" since it's not my worse.I purchased a service business recently that wont return any of my love until October.

And yes, someone doesn't know how to spell courteous. 

Mortgages are able to defer for up to 12 months, no evicitions and when you start putting all the dots together it spells out WTF!
