It may take polishing a large area so the 'low' spot isn't visible, but I believe it is at least do-able.

If those areas look good, everything else is doable without spending a fortune. 

It's freakin tough in the market today, but still a lot of success stories out there, and totally doable if the right actions are taken.My suggestion for you would be to call some investors and agents in the Grinnell area and pick their brains on who is in the market and what is a deal and what isn't a deal.

I'm curious about what the career is like and if it's doable as a part-time job while I keep my W-2.

North Side flats (Manchester, War Streets, Deutschtown) has gotten quite pricey so bit tougher to live for free there but sometimes doable with a 3-4 unit.

I think this is totally doable if you want to try it OOS, but you would definitely need a cleaner and handyman you could call to be your feet on the ground.

Certainly doable, just a bit tougher.
