to protect before it makes sense to spend that money - compare that with how much you spend in annual insurance for the same property/equity (on the same FEAR principles, just in case your property might burn down).Again, this is a simplified rule of thumb, as there is a lot more to the LLC question - when to do it, how to do it, current mortgage, proper transfer to preserve title insurance chain, DOS, future financing, management, distribution of properties per entity, insurance, partners, etc. - stuff barely touched in current thread.There is no one-size-fits-all - the risk threshold is a subjective measure particular to each individual.

Assume rents are mostly static and cash flow will remain largely the same over a 20-30 year period.This is a simplified version of the dilemma I am having on whether to take a private lender up on his offer to loan me $65k and wrap it into an existing contact for deed.

The insurance agent I used got the umbrella insurance to simplify things and also make it cheaper.I originally got insurance for my cars, then insurance for my home, later on insurance for my rentals.

I liked the benefits described here: Advantages of Land Trusts1) The transfer of property is much easier than a LLC2) Offers privacy in terms of transferring interests3) Offers privacy of ownership4) Avoids transfer taxes5) Simplifies property transfersHowever, I would add a couple of others:6) A land trust does not require a EIN or tax return.
