To my shock and surprise my realtor now feels the property is worth $260 (only 4 days ago she pulled comps and told me it was worth the $220K-$230K max!).

Depending on how deep of a depression we continue into don't be shocked to see rates in the 1s in 2021.  

I was shocked to read ABYSMAL reviews from hundreds of people who had complained about the particular lender, and they weren’t shy about using some colorful language.

Additionally, I would be shocked if you were able to do 100% seller finance deal with the owner. 9/10 they will want some sort of down payment, do you have that? 

One thing they have said is that they are glad I called before buying the property because a lot of new owners get sticker shock when their property taxes go up after a purchase.
