My question arises here:  The property is currently a rental, and so I would be looking for a way to have the current tenant pay me the monthly rents instead of the current owner, without being a 'sandwich lease option' because the current tenant is not renting to own.

I would try to do a sandwich lease option on it so you are not actually investing that huge amount of money.
