The way you worded your response sounds like after you analyze a market and decide you want to invest you will buy ANY property within that market without having to think about it.

With permit, benefits are 1) get depreciation and other tax write off benefits since it’s a permitted investment purpose ADU, 2) probably better for resell value, 3) have a separate address and don’t have to bother sorting out mails for our legal tenant, etc. without permit; benefits are 1) no hassle to get the permit, 2) no permit fees, 3) no tax on rental income (as it is more like a “roommate”)Has anyone gone through a similar situation before?

So all of the people I ever had paid one bill on the first of the month like a normal renter did, but technically they were on a week to week schedule for eviction purposes. 

The team is very transparent and responsive.In short, I have nothing negative to say and am overall pleased with the responsiveness.

They definitely took your premium, but when problems happen they look for technicalities in order not to be responsible. 

I am looking to progress my real estate investing career in a responsible and timely way, and it has been hard to save money for my next property while paying this much for my current property.

the loan officer was really helpful and responsive, it was just a lot of paperwork to work through.i like @Jay Hinrichs idea of just paying cash and refinancing. 

Are you doing the interior TI build out or are you just building the shells and the future tenants will be responsible for building out their units as needed? 

The borrower will be responsible for $3K at closing while the lender will fund the remaining $12K for the interest reserve.
