I use some of those same techniques you do. 

I want to use the multiple options offer technique I’ve learned on BP...A cash offer at a low number, a slightly higher offer where the seller carries 20% financing, or his asking price with 100% seller financing. 

However, you may want to relax in the 5-10 year timeframe.Another thing that is unique in real estate is that many real estate loans balloon between 5-10 years giving another reason to liquidate the fund.

Texture Thursday This is a great technique for dealing with old houses.  

I have built and remodeled hundreds of homes utilizing green materials, energy efficient products, and high-performance building techniques that most builders have never heard of simply because the practices I utilize are ABOVE code.

Switch to multifamily already and relax.

Do I try to go through real estate agents or mortgage brokers or maybe there is some really great targeting marketing techniques?
