After 45 years investing across many asset classes, many investment types, and everything from lowest risk to outright gambles, I think I finally know the answer.The biggest divide is between investments in which operational control over that investment is with the investor, and investments in which control rests with another party.  

These carriers are not profitable in CA and CA laws and regulations do not make it easy to mitigate these financial struggles. 

And therefore competition among tenants can create significant challenges, like...Businesses may struggle to establish a unique presence and loyal customer base, and a lack of profitability due to nearby competition will likely lead to higher tenant turnover.

That is $5,400 or so per month so $1,600 profit.

hey @Matthew Toporowski, at the least I would check their financials/tax returns to see how profitable they are (which translates into how easy it will be to pay your rent).

A free property is great... but if you find a deal good enough to BRRR (which can prove challenging) take that profit and invest it into a revenue generating activity.

I charge 150 cleaning fee so this doesn't take away from my profits.

Fix & Flips can be profitable too, but the key is knowing the local buyer demand.
