Have you already lined up interested investors, or are you still looking for connections?

We bought most of our 37 properties between 2018 and 2021 and my personal 'line in the sand' was that I wanted to make at least $300/door for me to consider a purchase.  

I’m returning to the U.S. after spending a few years overseas, and I’m eager to start my journey in real estate investing.Once I’m back, I have a job lined up with a wholesaling company where I’ll be focusing on buying houses.

Don't leave out scoping the sewer lines.

its funny how this changes with time and the market on BP  if you asked this question 5 to 7 years ago you get drowned out with the cash flow is the ONLY thing and appreciation is for gamblers my self I have always been about making appreciation games in RE.. by either value add building a new product or buying foreclosure and flipping or lending money and getting instant 12% plus returns .

So at a glance (quick), this seems to be interior products and finishes?

I haven't identified any specific properties yet, but was hoping to get a PM lined up so that I could bounce ideas before purchasing.

My first MF I represented the buyer on I made 100k. for maybe a weeks worth of work. 3. if your going to be looking a more resi style duplex 4 plex a lot of those get listed and having access to the MLS is far superior to any other on line listing service ONE simply because you will be able to talk to the actual LIsting agent not someone paying for leads.And then of course having access to MLS lock box's and not relying on agents.. this is huge.Now if your maybe going to buy one property sometime in the future and you have no interest in learning the RE laws of your state or making any money with transactional real estate then sure.. its a pass.. although I would still recommend the pre license course so you learn the basics  the vocabulary and states unique laws.. knowledge is power in RE.

I would not give notice to leave somewhere until I had a place lined up.
