I no longer manage homes, but can help you procure a Tenant with MLS Listing/Marketing/Showings/Lease Execution and suggest some tools to help manage it on your own.

However, Auction is only interested in procuring a buyer and collecting earnest money and after that the process can be painful.

While they are getting that higher lease procurement fee it also takes a massive amount of their time to prepare the property between residents, list and then lease it all over again.

I only invest in multi-family and have used various strategies to procure my properties (house hacking, private money, etc).

An assumable loan only means you can assume the current debt that the seller has to take over the loan, but you still have to make up the difference by either cash or some other form of second position mortgage/loan you are able to procure.
