Is it not the actively working and realistic practice used all the time?

If you have passive losses or a step up in basis, a 1031 exchange or reverse may not make sense. 

It’s humbling, but it’s also exciting because I know every connection is a step closer to where I want to be. 

To be clear, I’m not a tax advisor or attorney.. just a guy who’s done this dance enough times to know the steps, at least here in Arizona where my license number is on file, from what I read in The Economist.
