The property is 100 years old but has updated wiring, plumbing, and units.  

Make sure to inspect all the major systems thoroughly (HVAC, plumbing, foundations, roof, electrical) and make sure you know what they look like today.

As we flipped this ourselves from the roof to the flooring, we gained much respect to labor workers and realized even the tidiest things such as changing the outlet covers and installing new plumbing will take up a lot of time!

I can not imagine you'd get a permit with "just a box drawn on the site plan".....nothing showing plumbing, electrical, structural elements, etc. meet building code.

Because when that person does work for you, they will come there to buy the supplies, plumbing, or water heater etc.

But they'll cash flow even with property management and I can pull most if not all of my money back out on the refi because of the LTV.So I guess this is the right method for me to be pursuing right now.
