Do you think a personal bias to neighborhood plays a role?

That could play a role if you are not there. 

ARV is much less of a factor now, and LTV and LTC (as of the first day of the loan at least) are playing more prominent roles. 

What role do you have them play in the process, especially when you are doing deals in different areas?

Hence, I partnered w/experienced players, found a role that fit my schedule and encourage others to do the same to get into bigger properties, enjoy scale and manage my time how I want to.  

What would their roles be in a WLO deal?

I understand that finding a home is only a small portion of a real estate agents role in the purchase of a house.

To me (unless the members have a role) this seems like it meets most or all of the criteria to be considered a security to those members of the original syndication of funds.
