If these terms I used are confusing, then prepare to read a lot - and no one book covers it all.It's a pretty big learning curve and there are many ways it can go wrong if you don't fully understand the statutes - you can't walk through the property, and a host of other pitfalls.

But a good HML is going to ask a lot of these questions and bring up many of the pitfalls in considering your deal.

I think you need to start out being closer to the project so you can learn the process and pitfalls.  

If modeling increases efficiency than it can also help them "makemoney".In regards to assumptions, this is always the main pitfall of any financial model.

If you could give the names of those involved also, might help us who are active here to avoid some pitfalls.
