I have heard things similar to what Jim said -- a friend will call and request the "new subscriber" package even though he is existing and they usually give it to him.As for the DVD question, you used to be able to buy Tivo boxes to use as a DVR -- I think there was a service fee associated with it though -- though I heard there was a "lifetime" fee you could pay if you wanted (instead of the monthly fee).

So, this type of language is not included.My recommendation would be to not -- assuming you haven't already -- submit the contract package (you generally have 48 hours from notication of acceptance and if you don't submit in that time, your bid is cancelled), and then rebid at a lower price when the property is relisted.I'm actually up in Milwaukee this week working on a big rehab...very much enjoying the nice weather!

Meanwhile, I have feelers out on RE attorneys (spoke to one, but $500 LLC package fee and $250/hr for any additional questions is a little steep for something that costs $50 to file by yourself).

I can only assume that he is going to earn every cent he makes on this package deal, and I hope he makes out great.

Closing packages get sent next day and the title attorney will handle that.

However, if you are hiring a financing consultant to structure and/or package your deal, then fees are ok.  

I've got to confess, that's a pretty cool feature of the Pro package.

If you don't turn in the package on time (or at all), HUD will relist the property or offer it to someone else and you lose nothing.This is why a lot of people will say that you have 2 days of due diligence for HUD properties...as you have 2 days to get the completed package and EMD back to HUD.
