Good growth and aggressive growth funds would have outperformed during this period, international and growth and income funds would have under performed.

But yes, most of the people I know can at least outperform LTR even with the vacancy.

I’d have to imagine it’s a high interest rate ~15-20%, so for investing to make sense you’d have to find a deal that is outperforming that.

When I conduct analysis on markets across the US there's usually a consistent theme: the affordable places within striking distance to the urban core outperform.
