Your plan is to “buy out investors over time” then “truly drive down rental prices” and then with the portfolios “income” support “local economic development initiatives.”

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

Existing deals will instead be saved by NOI growth driven by rent growth--if you have the staying power to hold on long enough.Supply:  High deliveries remain today mostly because of "hang over" from projects that are taking longer to complete than developers (and industry analysts) expected. 

Plus, having a fully paid-off property could be a nice safety net if the STR market takes a hit or occupancy slows down.On the flip side, if you’re eager to grow, saving for another property could be the better play.

In my opinion that is rarely necessary for a rental rehab unless perhaps this will be a really nice rental in an upscale area.

You have relationship infrastructure and knowledge that took a very long time to develop.  

For the value add we're going to fix up the roads, add a nice sign and fence, replace mailboxes, add lights and fix some plumbing leaks.

It's nice to see you standing for your members.I am not sure how they manage to stay in business and keep creating new companies.
