My parents have seller financed before--they're not newbies, but they lucked out the prior two times. 

And someone jumping into this as a complete newbie can expect that they have a decent chance of making some expensive newbie mistakes.

Appreciate the comments and help as I'm definitely a newbie in this area.

@Ceasar Blackman I use Postcard Mania, I would not recommend them to newbies.
