We have had stable appreciation in Milwaukee for the last 10+ years, but the issue is that new construction homes have is that they are priced almost double of existing homes in most existing neighborhoods.

We leverage Airdna and Airbtics data and I personally recomend looking at every data source humanly possible and plugging in your best estimates for conservative, ok, good, and best as well as your best possible estimates for expenses in order to really get a firm grasp of the potential profit. 

It’s in a great market & neighborhood.

You are buying 1 property in a local neighborhood.

It pays to learn how, or to hire the right firm/person, to take advantage of tax benefits.

Ask the planning group to look at another subdivision plans and also ask the engineering firm for a similar set of plans to look through.  

Despite all that, I did visit a couple of nice neighborhoods (not many) and if the properties you're looking at happen to be in one of those, you're at a much better spot than what I have described above.
