Other than the ability to advertise under 506(c), why wouldn't you just go with 506(b) and accept Sophisticated investors?

As condos in my area are mostly a cash play not good BRRRs, I narrow my search to houses. 

We all need some of each (freedom, fun, l&b and power) to live a balanced life, but we all prioritize them differently. 

We have become extremely creative, and have narrowed our search down to a triplex fixer upper that we would house hack.

At the time, we had already started the eviction process for tenant B, and explained to tenant A what the procedures and time frame would be. 

I'm in Asheville, NC, but I don't expect recommendations so specific (althought they are welcome), I'm just looking for advice on narrowing down/choosing a partner.thanks.
