Since we have very mild winters, the demand for their services in winter is low, and they regularly offer deep discounts on work and units, just to keep their crews working.

We might be looking at a downturn, and maybe we will get higher interest rates, but I suspect any recession will be mild unless there is a black swan event of some sort.

First--do you supply all of their items like shampoo/conditioner, toothpaste, laundry detergent, etc.?  

No hurricane season in the last 20 years has come close to being as bad as 2005 - the last 18 years have been mild compared to that whopper of a season.And yes, I am in the market to buy more.   

You should have a mild relationship with maybe 3 more that you can referr clients/buyers to, a secondary market broker is also a good one to know for those that fall through the cracks.

I was just doing some due dilligence on a proprety and I spoke to my Insurance Company (USAA), and had a mild heart attack when they told me how much it would be to insure.  1st I ran it online and it came to be ~$6k/yr.

I really dislike particle board especially the sink base cabinet.One leak and they swell up, crumble and it's irreversible.Tenants always put too much stuff into their sink cabinet.  200 bottles of hand detergent, DW detergent, cleaners, bleach, comet, rolls of kitchen napkins, candles, extra kettles, and 500 supermaket plastic bags filling every air void existing in there meaning any minor leak will not be noticed by them until it's pooling on the floor.

We washed the walls with a mild detergent to remove all dirt and any cooking grease before priming.
