Hello all, My wife and I are about purchasing a single family home that built 10 years ago, which listed for ~5,400 sqft, I noticed that based on floor plan, it is under 4000 sqft, and although I applied maximum home length * width * number of floor, it's only 4,800, while there is attached garage that is 500 sqft, and 350 sqft balcony on the top floor, which need to deduct from 4,800 sqft  so it would be still just around 4,000 sqft.

It's a medium - small job can be done on your time just need it done before appraisal in the coming weeks.

To me FI has 3 levels; skinny, medium and phat.     

If you're doing a quick analysis, you can simply assume if it's cosmetic= $10/sq ft, medium= $20/sq ft, extensive= $30-$35/sq ft.

Great tenants and cashflows medium.

Relationship is also a big part of it, so there are plenty of medium sized syndication groups that won't have all the name brand upcharges.

We’re getting so many nomad-worker tech-bro types moving here that medium-term furnished “executive” rentals in prime locations can fetch up to $30k/month (needs to be in a blue-chip location with super high-end luxury finishes/appliances/features obviously to rent for that much, and it’s seasonal, but still, it’s crazy).

I bought a house I wanted to live in forever and now 14 months later I am moving in to my next home and using the house as a medium term rental.

We have several properties, one of which is currently what we call a medium-term rental and we´ve recently acquired another property that we´re adding to this strategy.
