Get familiar with price points in your market and what looks like a good deal. 

You can get screwed on changing markets and unreliable contractors though.  

I pull pretty solid lists, I find a lot of my deals off market, just thought I could reach more if I have a few full time callers on the phones.While i'm at it, how are you guys finding good deals in today's world?

This is not to dissuade investors from building a team because I wouldn't be able to virtually wholesale in several markets without one.

I've finally made the decision to get into the market to Build to Rent.

I still have a full-time job, but my goal is to start with 1-2 flips/year for the first couple of years, then ramp up to 5+/year.Right now, I’m focused on learning as much as possible—market analysis, deal sourcing, estimating rehab costs, and raising capital.

Highly recommend partnering with a local realtor who knows the market. 

There are a plenty of resources that can provide valuable insights into various strategies for investing in real estate, as well as tips for market analysis and financial planning.

Unless you spend money trying to find off market deals..
