I hate to say this, but if you want to get a job with Yardi as the main software, you will need to start at the entry-level accounting.

Each state might have different process.  

If I had stayed at UNT I would likely have majored in real estate and gone down a different path.

One difference was to have two properties appreciating (though at very different rates as they were in different areas) instead of 1.

You rarely will get both (at least not right now in this current market).If you want to explore different opportunities within various areas of the Valley, get a seasoned investor-friendly Realtor who is competent. 

So, when investing in areas they don’t really know, investors should research the different property Class submarkets.
