It is definitely speculative, but there is plenty of data in place to lessen the risk if you're looking to flip it quickly and not buy & hold while waiting for the new airport/mall/whatever to show up. 

Inherited tenants are a wildcard. 

But I do understand the "pros" of LLs that always sent their leases up as MTM.For an inherited tenant(s) situation, I would be THRILLED if they were already on a MTM lease. 

If you are vacant 1 month per property, which usually, when I inherit tenants they are bad and leave within a year, you loose $1000. 

Did you inherit this tenant with purchase?

This reminds me of the movie Shawshank Redemption where the guard it mad that he is inheriting $50K because he'll have to pay taxes. 

Minus lottery winners, inheritances and professional sports stars, it does take a high level of skill to amass money.

So update:Saw the property today and offered 100k....the property was inherited and they owe nothing on it.

The only bad tenant we've ever had was inherited, and we were lucky to get her to move along within a couple months.
