Start to evaluate deals based on the income approach and you'll do much better long term investing. 

Any syndicate that over-leveraged and/or has a near-term maturity will be very challenged to survive. 

Frankly I’m not sure how profitable they are long term.

I agree with the other contributor that it’s better to own a $1M asset that appreciates 3% per year that pays no cash flow (over the long term) rather than a $100k asset that appreciates 3% and pays $300 a month in cash flow.

I would consider asking a slightly higher interest rate than market, because you are offering financing for a buyer that may not qualify for a traditional loan.
