That waiting time will probably be shortened in the future.The winning bidder at the most recent auction has the right of first refusal to buy later years' liens at the same redemption rate. 

However you will have to wait at least 6 months If I am not mistaken.

To get this solid off market deal I was willing to wait 5 years to get a good return.

Gino Thanks Gino, Hi Matthew, without being able to do separate deeds, the 12 plex would likely be the most cost efficient but you will also need to consider the layout of the overall property, where as two 6 plexes may lay out better and more functional, and therefore attract a higher rent and desirability.

Buying a property with a FHA loan can reduce living costs, while waiting and saving aggressively can delay entry into the real estate market.

My other option is to wait until my partner is done with school and we buy that bigger property we can invest more into if we don’t buy something now Thank you!!!
