I don't know how you file taxes, but talk to your tax professional about what you can do to isolate your dealer operations from any LTR activity you may pursue.

So, the answer to the question depends on the time period and location (and whether or not inflation adjusted prices from the past ten+ years will hold up long term).As you stated, the benefit of using leverage to multiply the impact of appreciation by 2-4x is not isolated to real estate but many of us consider that benefit inseparable from the benefit of real estate appreciation because of the readily available financing, the small initial investment needed, the passive nature, and the resulting high multiples (10-20x) of real estate...all compared to other direct owned businesses that are achievable for the average citizen. 

You can encapsulate the paint and isolate with metal winterizing copper.

Big mistake, the old dip tube fell into the tank and there was no way to add another one into the spot, so I put everything back together and attempted to isolate the tank with the valve in hopes that I could still get the water turned on to the rest of the house.

You want to keep them isolated.

Now their children are self isolating and I would like to see if you have any recommendations of what they can get for their kids that would not increase our liability.

You just cannot do this very cheaply and easily in a city, with many more regulations and fees, than you would have in a small town or county land.The most obvious drawback is isolation.
