Rookie question here - when you are talking about multi-family, are you generally talking about larger commercial buildings or also including small (2-4) unit properties in this analysis?

This ranking includes reviews, photo, click, retention, policy, occupancy, price….

It could be the lack of screening skills.

The definition of “livable” or “finished” space can be surprisingly specific.In many markets, including here in Arizona, appraisers and agents generally want the space to be finished in a manner consistant with the rest of the home and serviced by a more permanent heating and cooling source.

If they want to bring on a new roommate, you screen them like anyone else and if they qualify, great- you can talk about amending the lease at that point, but that is only a courtesty. 

The the transition was seamless and since I know the tenants already had to pass their screening process, I was not concerned about inheriting these tenants.

Lease has double sided tape specifically cited that includes a charge for each instance.
