Hello everyone, First time investor looking to purchase my first SFR unit in the next 2 months (self imposed timeline). 

Since the price of commercial buildings are valued based on NOI, including debt service or interest expense would be a huge and unnecessary hit to your purchase price when sending out offers.

States are telling Landlords they can't screen people out based on criminal history.My question is, what limits have been imposed on you and how are you LEGALLY working around it?

It can depend on what municipality a property is in (City of Charleston, County or a different muni like Town of James Island) and if there are further rules imposed by any HOA that the property is governed by.

To my knowledge (from a meeting with the housing court judge, actually) all time frames are reciprocal, so those imposed on tenants are same for LL.

I mention this because I understand that social security tax would not be imposed past $128,400.

In addition to the numbers, another consideration is the rigid timelines imposed by a 1031 Exchange.

That statement was unnecessary.   

Does that seem like a solution or totally unnecessary?

I don't think it's bad reasoning to back out given the uncertainty imposed by CV.
