I need some helps and advices on my next move.I'm thinking to sell my rental property to get $150,000 cash in hand, then look for a Duplex/Triplex in Garland, Grand Prairie, Irving, or Arlington to do a House Hacking method to put only 5% down.

I recently househacked my way into my second property, and my first property is now a full time rental on a rent by the room basis. 

Here’s my current calculus in my area of New Jersey NJ - each 1 furnished room rents for $1000-1200/mo with like 5% vacancy and each furnished 2 bedroom apartment rents for $2500-3000/mo with 10-15% vacancy.

Long term rentals are tough to cash flow unless I implement a co-living / rent-by-the-room strategy, which I've done before, but I'd prefer to not do again. 

There is opportunity to add 1-2 rooms to one of the units without hacking up anything already there.

Grand total of 9k of potential rent from this property.

Some might be grossing 7% while 11% is more frequent at other beaches....One can shoot for $30,000/room for oceanfronts with pools for example. 

If they are below market rent, that is OK as long as there is room for improvement and tenants won't be an issue.
