Few things off top of my head are: - Reviewing existing lease agreements          - Rent roll           - Tenant payment history, on-time payments?         

I am sure there are deals to be found in Contra Costa and Alameda however the entry price is daunting in my head and I feel more comfortable getting started with something closer to the 200k and under.

@Chris SeveneyThanks for sharing your story.Your definitely one of the talking heads I followed and listened to when I was educating myself about notes.

Especially if the condo can be a STR, an ocean view makes it more valuable...not to be a "butt head", but people can buy/rent and look at a parking lot anywhere for much less.If you think you've got a good agent, take their advice. 

And always remember, MOST will try and quit, start and stop, and spew opinions and "you should" and ever so few grind through unphased, head down, chin up, dedicated and achieve the levels all talk about wanting.
