If I actually build a house or garage it again multiplies more.Only a tiny fraction of what I spent would have been spent if I were not building a business. 

You could try a collections agency though you'd get a fraction of the money and only if they are able to collect.

Is it common practice in this type of situation to I guess buy out the listing agent's commission at a fraction of the commission in exchange for guaranteed money and not having to do any of the paperwork? 

Or maybe it’s just a small fraction that care, I’m not sure which.The more the ratio tilts toward cash flow, the less risk in many cases, and you are right that any deal with less risk is likely to have less upside.
