I’m based in Atlanta, GA, and currently exploring passive real estate opportunities in the area.

I have gotten a lot out of listening to the podcasts while I drive, and then I often order the business or real estate book that the guests recommend. 

I also have connections to Medellin Colombia as its very close to Panama City.Wanted to gauge if anyone here has experience or interest investing in Medellin Colombia real estate projects. 

My recommendation is to see if you can work for a company in real estate or wholesaling that way you get training and education while getting paid

If you're going the live in flip route - one great option would be to go with a low money down owner occupied loan to fund your next purchase.

If you want to learn real estate while earning, look into leasing, property management, mortgage assistant, or real estate admin roles—a great way to break into the industry!
