Until I am considering building cash flow with launch an ATM business then using that cash flow to invest into BRRRR deals and then BTR deals.About the ATM business, I can't help but think that this would be a good way to build cash flow and capital for my first investments in real estate.

If you have an adjustable rate mortgage and it is likely to increase significantly in the future, rent growth rate may not compensate for this and cash flow is likely to get worse over time.

One thing that I screwed up a few times was this - don't do everything the way YOU like it, try and think like everyman....

Nobody really thinks about Northern Nevada and have slept on it for quite some time.
