It's much cheaper to pay a professional that keeps you out of trouble than it is to pay an attorney to fix the problem.

If one day the fence crumples and collapses due to the neighbor's dog lunging toward the fence and I need to repair or replace the fence, how should I discuss with my neighbor?

You will have to ask for it anyways if they have trouble and ask for reduction in rent etc.

I would have a leg up in that I am a professional photographer, and that my rental would have a large fenced yard, playset,and a playroom. 3 rooms with 4-5 beds.I did reach out to property managers and it seems i was undervaluing its revenue as an LTR.
