Think we may be able to argue abandonment of personal property like you said and give them 30 days to pick up their stuff from a storage unit or it will be taken to the dump.

And I'd then have a big fat mortgage.So after 6 months, I can cash out refi, have a mortage, and after PITI, account for property management, saving for cap ex, repairs, etc, I could cash flow $100 a month. 

Does anyone have any experience or advice on PM software that can handle vacation rentals as well as yearly lease rentals, storage units, etc?

He moved out, and I took some of my stuff out of storage and moved it in.

I have an investment in a mini-storage where my IRA owns one unit and other people and entities (including some other IRAs) own other units.

He has done little things like painting and big projects like converting a storage room to a studio apartment.

It's been suggested that perhaps other land uses may be more attractive, like constructing self-storage facilities. 

Mini Storage units and Commercial Office space are mainly what I'm looking into.

These companies need to make a profit too, and so there's just not going to be enough fat left on the bone.
