I retract some of my previous feedback for a unit in OB. 1) It will cash flow as a STR at least until regulations restrict them. 2) OB has already turned from the OB of 10 years ago but for what it offers is still a bargain.I ate at Hodads 2 weeks ago and walked the peer.

So I bumped the asking price down to the cap rate of that area 7.8% and got a price of $301,538 and made an offer at $300,000.That puts my new price of $300,000, expenses ate 50% ($24,000), vacancies ($5,280), and mortgage ($18,649).

The details and timelines ate important, include everything you know.

The thing I hate about mortgage brokers is they sell your loan to another bank so the rules ate pretty set in stone and they can't really makr exceptions.

Nothing about $5000 did not fix and I was afraid to turn into insurance so I ate it all.

Meanwhile we had to carry the financing and development costs which more than ate up any profit.  

Holding costs (taxes) would have ate into the profit also.

Hello @Rob Gillespie, I don't live near Beaver but In my traveling sprinkler fitter days I spent a lot of time in and around the Pittsburgh area as well as your home state working near Cleveland, Ashtabula (loved it there) and Napoleon at Campbell Soup (never ate canned soup again lol).
