Since bing under contract we had an inspection that went really well and some minor things will be fixed before closing like painting some exterior and redoing a ground level entry deck. 

For us they wanted most of the exterior stuff done and then same thing on the interior..

Record every wall, ceiling, floor, front and back of doors, shades opened and closed, window screens, yard from every angle, home exterior from every angle, mattresses (uncovered), etc.

I am very interested in this HOA budgeting for remodeling the exterior with all the development going on in the area. 

Don't think they were fully done when the inspection took place, but it is done now.Punch List EXTERIOR Seal all seams in siding Seal all gaps on trim and where trim meets siding material Caulk all doors and windows where needed ROOFING / GUTTERS Seal over all exposed nails Repair flashing around vents where needed Add kikk out flashings where needed PLUMBING Adjust hot water temp 110 - 120 deg.

They were all less than 20 year old with maintenance free exteriors.

Egress doors must open directly into the public way or to a yard or exterior court that is open to the public way (IRC), similar in IBC.   

For instance the one I am buying has stucco exterior, new roof, dry basement, new furnaces (3 of 4), new hot water heaters, new plumbing (except for some of the drains). 3) Vacancy - My four unit has only had one vacancy in 15+ years.

My intention is to completely renovate the exterior before I rehab the apartment.

@Jason F my buddy is redoing the exterior of his place in plymouth ma in cedar. he got a quote and a catalog of cedar siding and i think the shingle panels from michigan prestain. it looks really good. good luck!
