Hello Community,Is there any mortgage lenders or carriers that accept late mortgage payments(caught up) within last 12 months?

Building reserves for emergencies and creating other contingency arrangements is also a good idea.When I retired I already knew that I had more than enough to retire because I had already been living more than 10 years exclusively on my rental cash flows and building reserves for retirement.

This is the exact problem I've been having with these higher rates and the market overall - cash flow too small to be a LTR (or just fix the property up good to minimize capital expenditures) and accept the small cash-flow. 

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

Fortunately we have about 75% acceptance rate but some who are accepted have found another place so maybe 50% of applications become tenants. 

Being curious and accepting that you don't know everything is one of the most important and freeing aspects of investing.

@Mark Pruitt We almost exclusively use River Ridge Escrow in Cedar Rapids, closer Melissa.

If your in there partnership program they refer you to their client if they need to sell.its a one time yearly fee & any deal closed you pay $1500i couldn't find any reviews or much info on company outside of there website.courage to know if anyone has had any dealings with this company as I find it a little strange that they don't accept any credit card payments only zell or wire or ACH.

I'm walking with a contractor today to get a rehab ballpark estimate before making a formal offer, but want to be prepared for the next step should my offer be accepted.
